These Terms of Service ("Terms") govern your use of the BP Farms Cabins website and related services (the "Site"). BP Farms Cabins is managed by BP Farms LLC ("BP Farms," "we," "us," or "our"). By using the Site, you agree to these Terms.

Bookings and payments

Cabin reservations are processed through Airbnb. When you book a stay, you agree to Airbnb's terms and payment policies in addition to these Terms. Prices, taxes, and availability are shown on the booking page and may change without notice.

Cancellations, refunds, and changes to reservations follow the Airbnb policy selected for the listing at the time of booking.

House rules and conduct

Guests must follow the house rules provided in the listing or check-in materials. You agree to use the Site lawfully and not to interfere with its operation or security.

Intellectual property

The Site content, including photos, text, and branding, is owned by BP Farms LLC or its licensors and is protected by applicable intellectual property laws. You may not reproduce or distribute Site content without written permission.

Disclaimer

The Site is provided on an "as is" and "as available" basis. We do not warrant that the Site will be uninterrupted or error-free.

Limitation of liability

To the maximum extent permitted by law, BP Farms LLC will not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site.

Governing law

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict of law principles.
